While walking along Bloor St W during the Open Streets event I spotted these women playing rugby in Varsity Stadium which is part of U of Toronto. U of T's downtown campus is right in the middle of downtown and the stadium has the Royal Ontario Museum and the Royal conservatory of Music as its next door neighbours on Bloor St. So far the stadium thrives in what is becoming an area of more condo towers.
The campus is right in the heart of things. If it's anything like ASU here, the growth of the university helps drive the growth of the city.
